Design-Build

Design-build is a streamlined construction delivery method that places both design and construction under a single, accountable team. Instead of managing separate contracts with architects, engineers, designers and contractors, owners work with one partner responsible for guiding the project from feasibility and pre-construction planning through design, engineering, construction, and final delivery. This integrated approach allows projects to move forward with greater coordination, faster decision-making, and significantly reduced risk for both investors and homeowners.

At Shell Basix, most of our projects are contractor-led design-build because it consistently produces better outcomes for our clients. By aligning conceptual design, budgeting, final design, engineering, and construction from the very beginning, we are able to identify challenges early, optimize the project before plans are finalized, and maintain tighter control over schedule and costs. This proactive process often results in faster project delivery, fewer surprises, and a smoother overall experience for everyone involved.

Rather than designing a project first and then attempting to cut costs later through value engineering—an approach that often delays projects and adds substantial redesign costs—our process focuses on intelligent planning from day one. By evaluating constructability, materials, scheduling, and financial performance early in development, we create projects that are more efficient to build, more predictable to manage, and ultimately more successful for the project owner. The result is a better-designed project, reduced carrying costs, and a development process that is far less stressful from concept through completion.
